Once an Agent has been appointed we will then assist you with:

• Timing ‐ organising a time frame for any works to be completed on the property and selecting an appropriate auction date if applicable.
  

• Marketing ‐ advise you on selecting the most cost effective marketing schedule to maximise your budget.
  

• Inspection Times – We will work with the Agents to organise inspection times in order to maximize the property’s exposure
  

• Conveyancers/Solicitiors – In order to sell a property you are required to have a Conveyancer or Solicitor prepare relevant documents for the sale. We can offer recommendations for this if you require.

Falcon Advocates will be on hand to help you present your property for sale. A well‐presented property achieves better interest. We can help to provide Independent advice on your property including quotations and any major or minor interior requirements. If the property is vacant we can recommend furniture hire companies, which can transform the property presentation.

As your independent advisors, Falcon Advocates will manage the entire sales process for you. We will provide feedback to you on a weekly basis. We will also liaise with the Agent to provide updates from the buyers to ensure we receive feedback as to how the property is progressing through the entire campaign. This then will enable us to help you set a reserve price.

Falcon Advocates will present any offers made on your property and we will negotiate on your behalf with the Agent. If the property is to be auctioned we will be in attendance on auction day, to guide you through the process and to assist you in making the right choices and setting your reserve price.
